Can it tell a tenant a flat is still available?
It can answer from whatever you publish, which means the answer is only as current as your listing. If availability changes hourly and your listing does not, say so in the material and let the assistant offer to take details instead. An assistant confidently describing a flat let last week does more damage than silence.
Will it handle an emergency repair?
No, and that boundary should be set before it goes live. Water, gas, electrical faults and anything about safety belong with a person and a phone number. The assistant is configured to recognise those words, stop, and give the emergency route rather than take a report.
Does a maintenance report reach us differently from an enquiry?
